Building Advice Consultation with an Architect

We provide a consultation to prospective clients where the essence of your project can talked about in detail. Thinking about the main issues for your project at the outset avoids typical mistakes and the design suggestions are geared to give you a bright, comfortable home and save you money on the running costs of your home. Each project is unique, this meeting will help to determine what you can expect from an architect. If requested we can then furnish you with our detailed fee proposal that will be broken down into stages that correspond with the client’s requirements, a few days after the meeting.

What you can you expect from this consultation? 

  • Assessing your needs, forming your brief and general accommodation requirements
  • Discussing the ‘look & feel’ of the project
  • Talk about the Feasibility of the project in general
  • New NZEB (Nearly Zero Energy Building design) building regulations 2019
  • Discussing building regulations BCAR SI 9 2014 & SI 365 2015
  • Discussing Safety, Health and Welfare at Work (Construction) Regulations 2013
  • Discussing realistic budget for project
  • Information on building costs
  • Information on Architect’s services
  • Information on other specialists services e.g. Engineer and BER assessor

The consultation does not include any firm designing or designs.

A number of printed Guides on building regulations and your obligations, relevant to you as building owner (or prospective building owner) are to be provided at the meeting for you to take home as well. Or sent via PDF after internet meeting. The no obligation, meeting (in Drinagh, Wexford) or via ZOOM call with Zeno the architect, will be helpful for you to understand what is involved in building, renovating or extending a dwelling.

Fee

For a up to 1 hour on-line meeting, the (nominal) fee is 100-€ plus vat. A meeting with a site visit can be arranged for a higher cost, on arrangement.

Why the fee?

Before the meeting you should forward any drawings/ sketches, photos of the site or dwelling and site location google map link or where available Eircode. Some time will be spend before the meeting reading the information given and looking at the planning history of the area. The advice given is useful no matter who you choose an as architect. The advice is based on many years of experience in Residential design in low energy dwellings.
